An Essential Part of buying Mountain Home Idaho real estate is working with your agent to find a competent, reliable home inspector. When I'm asked to recommend a home inspector I provide the names of several that have worked with past clients and recommend a brief telephone interview of two or three. That interview should include the following questions.
1. What are your qualifications? Are you a member of the American Society of Home Inspectors or National Association of Home Inspectors? 2. How many inspections of properties such as the home I'm considering have you done in the last 12 months and how many were in Mountain Home? (every community has unique geological and environmental issues that inspectors must be familiar with). 3. Can you provide me the names of one or two past clients that I can contact?
4. Do you carry professional errors and omission insurance? May I have a copy of the policy?
5. Do you provide an inspection warranty? May I review this warranty prior to signing the inspection agreement?
6. What specifically will the inspection cover? Will it include wood destroying insects?
7. What type of report will I receive after the inspection?
8. How long will the inspection take and how long will it take to receive the report?
9. How much will the inspection cost? Is there an additional cost for reinspections?
At This Time, Idaho does not require the licensing or certification of home inspectors so I strongly urge anyone interested in the Mountain Home Idaho real estate market to Contact me before hiring a home inspector "in the blind".
