Pricing Your Property Too High  It's a fact - the best way to net maximum dollars from your sale is not to overprice.  A high listing price discourages many prospects from even viewing the property and usually begins a cycle of price reductions that results in the home selling for less than what it would have if properly priced in the beginning.

Trying to "Hard Sell" While Showing  Buying a house is always an emotional and difficult experience for buyers and it's not that much fun for you either.  Please do your best provide a low stress environment.  Be friendly and hospitable but let your real estate agent do the talking.

    Trying to Sell to Unqualified "Buyers"  Visitors who drop by because of a "for sale" sign are rarely legitimate prospects.  They're usually just looking to see what's "out there", may not be "financeable" or still need to sell their own home.  Experienced agents know how to separate the browsers from the qualified buyers.

Limited Marketing  Your agent should employ a wide variety of marketing techniques. He must be able to quickly respond to prospects regardless of their location. Ask your agent if she has the ability to be immediately notified of respond to email and Internet inquiries.  Before hiring the agent, ask to see a marketing plan, his personal web site and printed marketing materials.  Real estate marketing involves much more than putting up a yard sign and waiting for the phone to ring.

Ignoring Safety and Security Issues  Should you decide to handle showings yourself and open your home to strangers, would you know how to handle a situation where a "prospect" arrived with several family members who scatter throughout the home.  Do you know the techniques that burglars, posing as interested buyers, use to prepare your home so that they can reenter when you're not there?
